Two Sudirman: Indonesia–Japan Strategic Partnership Behind Jakarta’s Second-Tallest Skyscraper

Jakarta – Jakarta’s skyline is witnessing another transformative development with the rise of Two Sudirman, a twin-tower complex set to become the capital’s second-tallest skyscraper at 331 meters. Positioned strategically along Jalan Sudirman, the project reflects a milestone collaboration between Indonesian and Japanese developers.

The development is spearheaded by PT Central Sudirman Development, a joint venture involving PT Taspen Properti Indonesia, Mitsubishi Estate Co., Ltd. of Japan, and PT Benhil Property. As of August 2025, Tower 1 has reached the 7th floor, while Tower 2 stands at its 5th floor. Foundation and basement works were completed by mid-year, with construction now advancing into the upper structure phase.

Two Sudirman is designed as a mixed-use twin tower. Tower 1 will rise to 74 floors at 331 meters, while Tower 2 will reach 65 floors at 276 meters. According to the Council on Tall Buildings and Urban Habitat (CTBUH), these will rank among Indonesia’s tallest structures, placing second and sixth respectively.

Tower 1 will integrate Grade-A office spaces (floors 5–39) with column-free layouts, while the upper levels (floors 40–72) will host a luxury hospitality component. Hyatt’s Andaz brand is set to debut in Jakarta within this tower, offering 198 hotel rooms and 167 serviced apartments. Amenities will include dining outlets, a club lounge, indoor and outdoor pools, and wellness facilities, with opening projected for late 2028.

The podium and basement levels will feature commercial spaces with an estimated net leasable area of 19,000 square meters. Early interest from potential tenants has already been reported, driven by the project’s premium location and direct connectivity to MRT, LRT, and the Airport Rail Link.

For the residential component, Taspen Properti highlights luxury specifications, expansive green spaces, and exclusive facilities as key selling points. Backed by Mitsubishi Estate’s international reputation, the project is positioned to attract strong demand, with pre-launch responses already showing positive momentum.

Construction began in early 2023 and is slated for completion in 2028. With Two Sudirman, Jakarta not only gains a new landmark but also strengthens its global real estate profile through cross-border collaboration and strategic urban integration.
